432 Broad St Building Inspection

We were recently asked to inspect a unique historic mixed-use building at the top of Broad Street in Nevada City. Built in the 1890’s, this building features a ground level office space currently occupied by a real estate company with an apartment above. The inspection also included a separate building in back off Commercial Street that incorporates a ground level garage with an apartment above, interconnected to the Broad Street building with a multi-level deck. The challenges on this inspection were; evaluating the exterior lime stucco, the rear deck structure, the various roof coverings and their potential issues, and determining the mixed-use balance between commercial usage and residential living space with different code and safety requirements for each.
