Seller’s (Pre-Listing) Home Inspection
If you are selling your home, Signet Home Inspections will assist you in getting the highest price in the shortest amount of time possible. As a seller, you’ll want to know about any hidden defects concerning your property before your house goes on the market. Most real estate sales contracts stipulate that the sale is contingent upon satisfactory completion of a whole house inspection. This is known as the “inspection contingency” and Signet Home Inspections can make sure there are no surprises for you, the seller.
Buyers will routinely insist on a professional home inspection performed by an inspector of their choice. If the buyer’s inspector finds issues with the property that were not disclosed, it can cause the buyer to have doubts and the agreement can fall apart. At best, surprise problems uncovered by the buyer’s inspector will cause delays in closing and usually you as the seller will have to pay for repairs at the last minute, or take a lower price on your home.
It’s always better to have your own pre-listing home inspection before putting your house on the market. Having a pre-listing home inspection done by Signet Home Inspections will make the entire sale process easier as you’ll find out about previously unknown situations with your home and have them corrected in advance, on your terms. Or you can present the items “as is” and reflected in the purchase price. Either way, the transaction will go smoother and faster with the buyer feeling secure that you have been forthright. Otherwise, you can count on the buyer’s inspector finding them, at the worst possible time, causing delays, and costing you more money.
Realtors® also benefit and can do a better job selling the house when sellers get a pre-listing home inspection. It allows them to move forward aggressively and with confidence that there will be no surprises after they have invested substantially into the marketing of your property. It is also a valuable asset that the realtor® can use in the marketing your home.
Buyers are typically cautious and everything you can do to add credibility to yourself and your property can only help you. We at Signet Home Inspections understand both sides of this equation and are committed to serving our customers with honesty, integrity and confidentiality.
